Nuraply 3PM Torch-On Waterproofing: 500m² New Build in Manukau

A large-scale torch-on waterproofing project on a new build home in Manukau — a 420m² double-layer Nuralite Nuraply 3PM roof plus seven waterproofed decks, totalling approximately 500m². Completed June 2026.

The Project

Your Subbie was engaged to carry out the full torch-on waterproofing package on a substantial new build home at 56 Haroto Street, Manukau. The scope covered a 420m² flat roof finished in a double-layer Nuralite Nuraply 3PM membrane, along with seven separate decks across the multi-level design — approximately 500m² of waterproofing in total.

Working on an active construction site, the waterproofing had to be sequenced around the builder's programme and scaffolding, with every deck and roof area detailed to protect the timber framing and living spaces below. Getting the membrane on early and correctly was critical to keeping the build weathertight and on schedule.

Why Nuraply 3PM Was the Right Choice

For a roof and deck area of this size, we specified the Nuralite Nuraply 3PM torch-on system — a proven, double-layer bituminous membrane that is torch-fused into a single monolithic waterproofing layer. As a Nuralite approved applicator, Your Subbie is able to install Nuraply 3PM to the standard required for the manufacturer's warranty.

The double-layer build-up gives excellent redundancy and long-term durability, which is exactly what a large new build roof needs. The granulated cap sheet provides a tough, UV-stable finish, and the torch-on method allows us to fully seal complex details — upstands, box gutters, outlets and penetrations — across all seven decks and the main roof. It is a robust torch-on membrane system ideally suited to Auckland's climate.

Installation Process

The waterproofing was delivered in a systematic sequence across the roof and all seven decks to guarantee a durable, leak-free result.

1

Substrate Preparation

Checked and prepared the plywood substrate on the roof and each deck, ensuring falls, priming and a sound, clean base ready for torch-on membrane.

2

Priming

Applied bituminous primer across all areas to promote full adhesion of the first membrane layer.

3

First Membrane Layer

Torch-applied the Nuraply 3PM base layer across the 420m² roof and the seven decks, fully bonding it to the primed substrate.

4

Double-Layer Cap Sheet

Torch-fused the granulated Nuraply 3PM cap sheet over the base layer, creating a double-layer monolithic membrane with staggered laps for maximum redundancy.

5

Detailing & Upstands

Dressed and sealed all upstands, box gutters, outlets and penetrations, carrying the membrane up walls and over edges to code.

6

Quality Inspection

Inspected every seam, lap and detail across the roof and decks, confirming a fully watertight envelope before handover to the builder.

Result & Warranty

The completed project delivered approximately 500m² of fully waterproofed roof and deck area, handed over to the builder on time and weathertight. The double-layer Nuraply 3PM roof and all seven decks are protected by a robust, long-life membrane suited to a premium new build.

All work was completed by Licensed Building Practitioners and comes with our workmanship guarantee. As a Nuralite approved applicator, the Nuraply 3PM system carries the manufacturer-backed warranty.
