Signs Your Waterproofing Is Failing
Watch for cracks, blistering, water stains, odours, ponding water and seam separation. We recommend an inspection for any membrane over 15 years old.
Cracking or splitting
Visible cracks in the membrane surface, especially around seams and edges, let water through even when small.
Blistering
Bubbles under the membrane usually mean moisture is trapped beneath the surface, a sign the seal has already been compromised.
Water stains on ceilings or walls
If a stain appears below a deck or flat roof, water has already found a way through and reached the structure.
Musty odours
A persistent damp smell, especially in a basement or below a deck, often points to trapped moisture before any visible sign appears.
Ponding water
Water that sits on a flat roof or deck for more than 48 hours after rain puts sustained pressure on the membrane and accelerates failure.
Seam separation
Where two sections of membrane join is the most common failure point. Once a seam lifts or separates, water gets underneath the whole system.
