Signs Your Roof Membrane Is Failing

A failing roof membrane does not always announce itself with an obvious leak. In many cases, the early signs are subtle — and by the time water appears inside the property, damage may already be extensive.

Knowing what to look for can help you address problems early and avoid costly repairs. Here are the most common signs that your roof waterproofing membrane is failing.

Water Leaks Inside Property

The most obvious sign of membrane failure is water appearing inside the property. This can show up as stains on ceilings, damp patches on walls, or drips during rain.

Cracked Waterproofing Membranes

Cracking is a common sign of membrane ageing. UV exposure, temperature cycling and general weathering cause membranes to lose flexibility over time.

Ponding Water on Roof

Membrane Seam Separation

Seams are one of the most vulnerable points in any membrane system. Over time, adhesive bonds can weaken and heat-welded seams can separate due to thermal movement or poor original installation.

Separated seams allow water to enter between membrane layers and reach the substrate. Modern systems like TPO use heat-welded seams that provide a stronger, more durable bond than adhesive-based systems.
